Guest terms and conditions

Please read these Terms and Conditions carefully. By making a booking with The Beach House People, these Terms and Conditions are deemed to be accepted by all guests in your party.

Your booking is made with The Beach House People, who act on behalf of the Property Owner. While we do our best to provide accurate information, neither The Beach House People nor the Property Owner can be held responsible for any misinterpretations.

Your booking grants a limited licence to occupy the property for holiday or short-term accommodation purposes only. This is not a residential tenancy agreement under the Residential Tenancies Act.

Prior to check-in, you’ll be asked to digitally confirm your acceptance of these Terms and Conditions.
Please note that failure to comply with them may result in immediate termination of your stay, without refund.

We may update these Terms and Conditions from time to time. Any changes will be noted by an updated “last revised” date. It is your responsibility to review the Terms periodically, and by proceeding with your booking, you acknowledge and accept any updates.

Guest Terms & Conditions

Booking & Deposit Conditions

To secure your booking, a 50% deposit is required, plus any applicable third-party booking fees. If you are booking within 30 days of arrival, full payment is due at the time of booking.

Please note third-party platforms (e.g. Airbnb, Booking.com) may have different payment terms and conditions.

We reserve the right to decline bookings for parties, schoolies, or groups that do not meet our booking criteria.
Booking fees are non-refundable.

Cancellation Policy

  • 30+ days before arrival: Full refund, minus a $40 admin fee (credit card fees are non-refundable).

  • 14–30 days before arrival: 50% refund, unless the dates are rebooked; $40 admin fee applies.

  • Within 14 days, early departures, or refusal to stay: No refund.

Please note credit card surcharges are non-refundable, and prices are subject to change without notice. Refunds are not provided for dissatisfaction with accommodation.

Security Deposit

A security deposit (credit card pre-authorisation) is required before check-in. No funds will be charged unless there is:

  • Damage or breakages

  • Missing items

  • Excessive cleaning required

Pre-authorisations are typically released within 7 business days of departure after inspection.

Parties & Noise

We have a strict No Party Policy. Unauthorised large gatherings or excessive noise may result in:

  • Immediate termination of stay

  • Retention of the security deposit

  • Additional fees

Conditions of stay

Bass Coast Shire regulations require all visitors to the area to read and follow the Local Law No. 1 Neighbourhood Amenity 2022.

In summary

  • Guest numbers must not exceed what’s stated on the house listing description. Extra guests may result in immediate eviction with no refund.

  • No caravans or tents are allowed on the property.

  • Guests must use the correct bins for landfill, recycling and organic waste, and any excess waste must be removed on check out.

  • Bins must not be left out more than one day before or after collection 

  • Please respect the privacy of neighbours at all times in keeping noise to a reasonable level and do not leave barking dogs unattended at a property.

Keys

One key set is provided. Guests must manage access themselves.
Lost keys will incur a $60 fee plus replacement costs. After-hours key delivery isn’t guaranteed. If possible, a $80 cash call-out fee applies.

General cleanliness & damage

Please leave the house and garden clean and tidy.

Do not move furniture or items, this can cause damage or safety issues. Any resulting damage or excess cleaning will be charged.

Follow the check-out list provided in the welcome book or on the fridge.

Report any damage before leaving. 

 

Pets

Pets are only allowed at pet-friendly properties.
You must:

  • Bring your own pet bedding and bowls

  • Keep pets off furniture, rugs, and beds at all times

  • Not leave pets unattended indoors or outdoors for more than a couple of hours, any complaints from neighbours and you may be asked to leave with no refunds given.

  • Clean up after your pets or charges will apply

You’ll be charged for any pet-related damage or cleaning.
We are not responsible for loss, injury, or illness of pets during your stay.

No Smoking

All our properties are smoke-free, including outdoor areas.
Evidence of smoking or cigarette butts will incur a $80 cleaning fee and further costs can apply if more cleaning is required.

​

Pools & Spas

Do not adjust pool or spa equipment.
No glass near pools.
Use hours: 9:00am–9:00pm
Children and pets must be supervised at all times.

Rubbish & Bins

Bins are collected Wednesdays in Inverloch and Tuesdays in Cape Paterson. Please follow the bin calendar provided in the welcome book and place bins on the roadside Tuesday or Monday evening or at checkout.
All rubbish must be removed from the property and grounds. A fee will apply if overflowing bins are left behind.
The local tip is on Inverloch–Venus Bay Road.

Fire Pits, BBQs & Gas Bottles

BBQs must be supervised and NO fire pits are to be used on total fire ban days.
Please clean the BBQ and utensils before departure and turn the gas bottle off.

If gas runs out, please exchange the bottle at BP on Williams St & Bayview Ave. Please keep the receipt for reimbursement.

Security

When leaving the property, lock all doors and windows and turn off all appliances (heaters, TVs, lights, A/C, ovens).
Guests are responsible for their own belongings.

 

Building Works 

We are not responsible for noise or disruption from nearby building or renovation work. No refunds will be given.

Additional Charges (If Applicable)

Postage of returned items $25 + postage

Carpet cleaning minimum of $180

Cleaning or putting away kitchen items $60

Excess rubbish or pet waste $100

Loss of keys $60 + replacement cost

Damage or breakages - At cost

Failure to put out bins (summer) $60

Moving furniture back into place $100

Unauthorised pets $500
